Unlike many other materials, timber behaves predictably in a fire, forming a charred surface which provides protection for the inner structure, so that timber can stay in tact and fully load bearing during a fire. Homes with 2 and 3 storeys have adequate fire protection, by the use of fire doors, and do not require staircases with added fire protection.
In multi-occupancy buildings, concrete stair cases have long been the solution to dealing with the requirements of Approved Document B (fire Safety) 2006, however recently The Communities and Local Government (CLG) commissioned a project with a BRE-led consortium to assess the performance of timber staircases in the event of a fire and have concluded that suitably treated timber staircases will fulfil the required function in the event of a fire. Timber fire-retardant staircases have many advantages over the use of concrete, not least the cost and lead-time savings. JELD-WEN supply fire-retardant common flight and were part of the CLG & BRE staircase project consortium.
